Dynamic. Effective. Capable. Progressive. While all these words describe our real estate business in normal times, they especially hold true during this pandemic.  



Photography has always played a huge role in real estate marketing. I cringe every time I am helping a buyer and we’re looking at dim photos that an agent took on their phone that are supposed to help sell the property. It’s the one-shot first impression. Janis Properties has always invested in professional photography for our sellers, and now with in-person showings dropping drastically due to the pandemic, we’re utilizing another service to help our sellers showcase their home.


Matterport Virtual Tours are the Google Maps of real estate photography. Want to zoom in on those appliances to make sure the stainless isn’t scratched? Or get a true feel for the layout by “walking” the house room-by-room? This high-definition virtual tour is a true way to get a feel for the house, the layout, and the condition. What other real estate photography might hide - a bad paint job, drywall touch-ups, or uneven tile - Matterport tours give a much more accurate depiction of the condition of the home. Nothing compares to seeing homes in-person, but these tours are a runner up. 


See a virtual tour for yourself with our recent listing at 902 E County Road 8 in Berthoud. Notice features such as “View Dollhouse” and “View Floorplan” that provide nice angles of the home. This tool is also great for buyers who have seen homes in-person and are trying to recall details before deciding on which home to make an offer. People are asking me how the market is doing now that we’re going on month two of Covid19 having such an effect on our daily lives. As always real estate is hyper-local, but what’s been most surprising to me during all of this is to see how strong the move-up buyer price range is; this is the $600,000-$850,000 range, and it’s really moving so sellers take note. The first-time buyer price range seems like a better time to be a buyer. Again, each neighborhood has variations but this is what I’m seeing overall.
